LOT COVERAGE

mThe built area must cover no more than 60% of the lot’s area.



FRONTAGE WIDTH

mThe total width of the front of the building must occupy at least 70% of the width of the lot at the lot’s front boundary.

GARAGE SETBACKS

mRefer to Building Envelope for required minimum setback from the front boundary of the lot.



mThe front wall of a garage must be set back from the front wall of the house at least 500 mm.



mOn a corner lot, the garage may face a secondary street, if:

  • It is set back from the lot’s side boundary at least 2.0 m; and
  • it is further from the street corner than if it were on the primary street.


USE OF THE SETBACK AREA

mEntry features no higher than 3.6 m above from finished surface level, such as a verandah, porch, portico and balcony, may extend into the front setback up to 1.0 m.

mEaves, gutters and fascias may extend into any setback area up to 600 mm.

mElements such as pergolas and sunblinds may extend into side and rear setback areas up to 500 mm.
